Are we right for each other?

- Your background will include specialist commercial law knowledge and a minimum of 3 years post qualification experience.

Start Up costs for an average practice in 2011
Set up costs estimates as follows:
- PII Cover of £5m (the minimum £3m cover is not enough for all types of commercial property work) costs £12,000 per annum;
- A subscription to PLC commercial property section costs £1,200 per annum or £3,000 for the whole suite of 18 sections;
- Annual Accounts and help keeping the them straight during the year will cost around £2,500 per annum;
- An annual SRA Audit is required as most commercial lawyers hold client money, costing a further £1,500;
- The cost of running the office will be minimal as some choose to move into the spare room upstairs thus saving on rent and rates;
- You will need a website and this will cost in the region of £2,000;
- You will need broadband and email and this is likely to cost around £360 per annum;
- You will also need some stationery: business cards, newsletters and letterhead and this she has budgeted conservatively at £500 per annum for design and newsletters sent via email;
- You will need to buy a new computer and printer at a likely cost of around £1,000;
- Setting up a bank account to include a client account will be free of charge in the first 12 months but thereafter you will pay per transaction;
- There will be some miscellaneous set up costs say a modest £500;
- The total cost of the set up is therefore budgeted conservatively at £21,560. With a little margin for error say £24,000 or £2,000 per month excluding any form of promotion or advertising costs.
